This top dairy / irrigation farm is now available and It consists of 7 title deeds. About 132 ha are under irrigation through 3 pivots - 64.5ha (17.5ha is on leased land ), 53ha permanent irrigation, 32.8ha draglines and quick coupling and 43ha arable dry lands.
The three pivots cover the following hectares respectively (no.1 = 29.3ha, no.2 = 20.2ha, no.3 = 15.0ha).
Irrigation water is stored in three earth dams and four pump sets, all of which are electrically powered.
There are two leases with neighbouring landowners which contribute to the expansion of the farm’s hectares as follows:
Winter Summer
P. Miller 26.5 ha 16.3 ha
H. Duminy 36.2 ha 29.6 ha
Both of the lease land are small, but are easily irrigated in the
winter when the river provides sufficient water. Permanent irrigation at Miller amounts to 10.6ha and at Duminy it is 12.1ha. Should there be sufficient water available in the river in summer, virtually all of the leased land can be irrigated.
Water allocations:
The farm has an allocation for 53.4 ha of water from the Duivenhoks water scheme with an allocation of 6000 m³/ha from the canal system. Then there is a 42.1ha allocation @ 6000m³/ha from the river (a total of 592 000m³ per annum) (You are not capped on the hectares you may irrigate with your water allocation)
The two leased farms are listed as follows from the Duivenhoks Irrigation Board:
Canal River
P.Miller 12.0 ha 4.2 ha
HJ Duminy 6.0 ha 6.0 ha
Electricity supply:
Electricity supply at two of the pumps as well as the waste dam is municipal power and the other two pumps have Eskom power points.
The milking parlour and yard are supplied with power by a municipal point of 150 KVa. A major advantage is that due to Hessequa's green power policy it is possible to convert the entire farm to solar power and thus earn extra income during the day from pumping electricity back into the municipal network.
The standby generator is a 140 KVa Volvo generator with ATS which is stationed in a built structure at the milking parlour and power point. It is connected in such a way that it can supply the entire yard, milking parlour and living house with electricity.
The entire herd is managed on computer and Dairy Management Consultants (DMC) is our consultant in this regard. Their involvement provides management information that is invaluable for the future management of the herd. Their reports will be available for inspection as part of the purchase agreement.
All veterinary records from the local veterinarian are also available. The herd is also linked to the ARC milk recording scheme and records can be made available per individual cow.
All winter pastures have already been established and 51.3 ha of oat silage has been planted (25ha irrigated). This should yield a minimum of 1540 bales of oat silage in September.
All implements (worth R 5 292 000), cows (worth R 5 000 000) and silage (worth R 2 900 000) are included in the sale.
Inventory lists of all implements, equipment, cows and silage are available for serious buyers.
The farm offers many opportunities for further development and has the potential, if fully developed, to become a dairy farm of excellence.
It is also a farm that is extremely suitable for permanent crops such as citrus and other soft fruits due to access to sufficient water from the Duivenhoks scheme as well as a well-established infrastructure with sufficient dams to be able to irrigate all the hectares.
VAT payable on advertised price. If you are registered for VAT, this sale will go through as a 0% VAT rate.
